Hatch Homes is fully insured and licensed in North Carolina and South Carolina, carrying $1,000,000 in general liability (per occurrence), $1,000,000 in combined single limit automobile liability, and statutory workers’ compensation with $1,000,000 employer’s liability, all placed through Selective Insurance. Why Does Contractor Insurance Matter for Homeowners?

When a crew shows up to work on your home, you’re trusting them with your biggest investment. Insurance is what stands between an ordinary job-site accident and a financial disaster that lands on you.

Home exterior work carries real risk. Crews are on ladders and roofs, operating power tools, and moving heavy materials around your property. Even the most careful contractor can’t eliminate accidents entirely, a dropped tool through a window, a ladder against your neighbor’s fence, a worker injured on your property. What separates a professional contractor from a risky one isn’t the absence of accidents. It’s who pays when they happen.

A properly insured contractor absorbs those risks through their coverage. An uninsured one passes them straight to the homeowner.

What Happens If a Contractor Doesn't Have Insurance?

Property damage becomes your problem. Accidents happen on job sites. A ladder goes through a window, somebody backs a truck into the neighbor’s mailbox. If the contractor is insured, their policy handles it and everybody moves on. If they’re not, the money to fix it has to come from somewhere, and more often than not it ends up coming from the homeowner. You file on your own policy and pay the deductible for damage you had nothing to do with. Then you get to wonder what happens to your rates at renewal.

An injured worker can file a claim against you. Most people have no idea this one exists, and honestly, why would you? Here’s how it plays out. A worker gets hurt at your house. Their employer never bought workers’ comp. That worker still has medical bills, so they go after whoever they can, and the property owner is usually next in line. A bad fall off a roof hits six figures faster than you’d think. Workers’ comp is the thing that keeps all of that off your plate, but only if the contractor actually carries it.

Your homeowner’s insurance might not step in. A lot of policies limit or flat-out exclude coverage when the work was done by someone uninsured. Sometimes you’re fine, sometimes you’re not, and nobody reads that section of their policy until it’s too late.

Cheap bids are cheap for a reason. Insurance is one of the bigger bills a contractor pays every month, so cutting it is an easy way to come in a few thousand under everyone else. If one quote is way below the rest, it’s worth asking what got left out. Sometimes the answer is nothing. Sometimes it’s the coverage that would’ve protected your house.

How Do I Verify a Contractor's Insurance?

Step 1: Ask for the Certificate of Insurance. It’s a one-page document every insured contractor has on hand. It shows the carrier, the coverage, and the limits. Any contractor should be able to email it to you the same day.

Step 2: Check the dates. Make sure the policy is active and won’t expire during your project.

Step 3: Look for three coverages. General liability, auto liability, and workers’ comp. For exterior work, $1M per occurrence in general liability is the standard.

Step 4: Call the agent on the certificate if you want to be sure. Their number is printed right on it. A two-minute call confirms the policy is active.

Yes, and you won’t have to ask for it. Once you sign your agreement, we have our carrier issue a Certificate of Insurance naming you as certificate holder for your specific project. The general certificate on this page is available to download anytime.

A one-page summary of a contractor’s coverage, issued by their insurance carrier or agent. It lists the carrier, the insured business name, policy numbers, coverage types, limits, and effective dates. It’s proof coverage was in place when issued.

It means the certificate was issued to you specifically, so you have dated, carrier-issued proof of the contractor’s coverage during your project. 

Four steps. Ask for the Certificate of Insurance, any insured contractor can email it the same day. Check that the effective dates cover your full project. Confirm all three coverages are listed: general liability, auto, and workers’ comp. Then call the agent printed on the certificate. Confirming an active policy takes about two minutes.

Workers’ compensation is required for businesses with three or more employees. General liability is not required for state licensing, though most permit offices, HOAs, and manufacturer warranty programs require it in practice. A general contractor’s license is required for projects valued at $40,000 or more.

In South Carolina, workers’ compensation insurance is required for employers who regularly employ four or more workers, unless the business had a total annual payroll of less than $3,000 in the previous calendar year. Residential builders and residential specialty contractors are licensed or registered through the South Carolina Residential Builders Commission, which operates under the South Carolina Department of Labor, Licensing and Regulation (LLR)

No. A license is the state’s confirmation that someone is qualified to do the work. Insurance determines who pays when something goes wrong. A contractor can hold a valid license and carry no coverage at all. “Licensed and insured” is two credentials, and they’re verified separately the license through the state board, the insurance through a current certificate.

Without workers’ compensation, an injured worker’s medical costs have to come from somewhere, and the property owner is often the next party they can pursue. A serious fall can reach six figures quickly. Workers’ comp is what keeps that off you, but only if the contractor actually carries it.

Depends on your policy, but most of the time, no. Damage caused by a contractor is commonly limited or excluded, particularly if the contractor wasn’t insured.

It was a pleasure working with the Hatch Homes team. From the first step to the last, they were attentive and left me at ease. The put the life back into my old home. They replaced my siding, performed repairs to damages, replaced sheathing, installed insulation, installed new windows (including repositions and adding new windows) and replacing my door with a larger door and staining. Starting with Lin and working through the design process, she listened and understood what I needed and made recommendations and provided options for me to compare and use to appropriately budget. We came up with a combination of board and batten with shingled gables. She even gave me estimates on potential additions that could be needed like needing to replace sheathing on exterior so that I would not be blindsided if it came up JW was the project manager and he was always responsive, attentive and courteous. Working with JW was a breath of fresh air after I had another contractor whose project manager was barely there and took days or something never responded to my messages or calls. I was given expectations on start time and timeline and he did everything he could to keep the project on schedule. With an old home like mine, issues do come up. When they did, he made sure I was immediately informed and provided transparent pricing. He was flexible and adjusted to accommodate changes and add ons I needed or wanted to make on the project. He was on-site a few times a week to make sure the crew was executing as expected. He truly made you feel at ease. The entire crew was great. They were knowledgeable and if they came across something they brought it to my attention and explained what they thought needed to be done and followed up with JW. They were on time, worked hard and were always professional on site. They would check with me if I was there to make sure it was what I wanted and adjusted if it wasn't. I am happy with how my home has been transformed. Hatch homes also provided daily reports for what was done and pictures so you can see the progress whether or not I was there. I would recommend Hatch Homes for your exterior project needs. Hatch Homes just completed my vinyl siding replacement with Hardie Board siding. From start to finish, working with Hatch Homes was a wonderful experience. Hatch Homes renovated the exterior of two homes for us with Hardy Board. They do great work which is why I contracted them a second time. As the owner, I felt informed and appreciated. They have a program to view options on your home in advance which is nice so you can get a pretty good idea of what colors and styles of siding would look like. Yorin was in charge of this latest project and he is excellent to work with.

My husband and I have built our dream home ourselves, from the floor plans and elevations, to the framing and the rough-ins and everything. However, we knew that siding was going to be too much for us to take on given the height of the house and the number of specialized tools you need. We called Hatch early in the process and they worked with us to quote us on different siding materials so we could make an informed decision. We ended up with Ascend by Allside in Laguna blue and PVC trim and molding around the windows and doors, corners and skirt board on the bottom. We could not be happier with the result! The foreman and crew were very polite and professional, knowledgeable, and patient with our questions! I would not hesitate to recommend them, and have to several folks already!

Hatch Homes replaced some of our old wood windows with Andersen Windows. We can't wait to complete the rest of this project with Hatch Homes.
