Project Description

When performing a historic exterior restoration, there is a great deal of attention that needs to be paid to detail during the planning stages of the project. The owners of this beautiful Belmont property contacted Hatch Homes in search of a partner to manage the replacement of the majority of the building’s exterior components. It was important to the property owners that they partner with a James Hardie Siding specialist with a proven track record of being able to install cutting-edge, low maintenance composite materials that would preserve the building’s original historic character and southern charm. After interviewing several local siding replacement contractors, the homeowners decided that Hatch was the right partner for them.

The first step in making the homeowner’s dream a reality was receiving approval from the local government to proceed with the replacement of the historical materials with modern building solutions. This was a long and difficult process that caused much frustration to the homeowners. Hatch partnered with the owners and met with the city council on multiple occasions and included representation from James Hardie Building Products in the meetings to ensure the city that our goal was to preserve the aesthetic, not alter it. Once approval was received, the fun began!

Working with a property that is over 130 years old comes with its fair share of challenges. In order to meet the property owners’ goal of historic preservation, Hatch had to custom mill wood siding to match the original profile used on the home when it was built in the 1890’s. This siding was used around the first and second-floor porches. Our team also special ordered several decorative trim components needed to properly restore the property, as these design profiles are not readily available in the market today. Hatch used a combination of smooth Hardie Trim, Rams Crown, Historic Sills, Drip Edge, Base Boards, Quarter Round, Dentil Moulding and other custom made trim pieces to achieve an exact match to the original aesthetic of the property. The handrails and balusters seen along the second story porch were also custom-milled out of kiln-dried wood.

After removing the original siding, our crew found several interesting things. Squirrel nests, 100-year-old acorn shells and even split trees that were used as framing! To bring this property up to modern building standards, Hatch Homes inserted insulation between the structure’s studs installed new Therma-Ply sheathing, and replaced areas where wood rot was present. This will lead to a dramatic boost in the home’s overall structural integrity and energy efficiency. Our crew also eliminated the one eyesore that was visible on the building’s exterior. Water pipes, AC lines, and electrical lines were all visible in one of the home’s back corners. Hatch used OSB sheathing and dimensional lumber to “frame-in” these pipes so that the pipes would no longer be visible. This replaced an aluminum covering that was previously installed.

While these types of projects are incredibly time-sensitive and challenging, our team enjoys being involved with them. The time, coordination and extreme effort lead to a dramatic exterior transformation. These property owners were able to say goodbye to the routine maintenance and problematic nature of their old exterior while welcoming new composite materials that matched the home’s original historic character.
