Signs It's Time to Replace Your Windows
Windows tend to fail slowly. A draft you’ve learned to live with, a sash that needs both hands, a room that never quite gets comfortable. Most windows last 20 to 25 years in the Carolinas, so if yours came with the house and the house isn’t new, it’s worth taking a closer look. Here’s what usually indicates a window is past saving.
- You feel a draft with the window closed. The seal, sash, or frame has failed somewhere, and closing it tighter won’t help.
- There’s fog or moisture between the panes. This is a failed insulated glass seal. We get asked about this often, and unfortunately it can’t be repaired. Once the argon has escaped and moisture is inside, the glass unit has to be replaced.
- The window sticks or won’t latch. More than an inconvenience. Bedroom windows serve as legal egress in a fire, and a window that won’t open doesn’t meet that requirement.
- The sill feels soft when you press on it. Water has been getting behind the trim for some time. Given the humidity we deal with in the Carolinas, the damage is usually further along than what you can see.
- One room never holds its temperature. Hot in July, cold in January, while the rest of the house is comfortable. Most homeowners assume it’s the HVAC. Check the windows first.
- The glass is single-pane. Common in homes built before the mid-1980s across Charlotte, Greensboro, Columbia, and Greenville. A single layer of glass with no gas fill and no low-E coating leaves nothing to upgrade.
- Condensation runs down the inside of the glass in winter. Occasional interior fogging is normal in a well-sealed house. The same windows fogging every morning is a different problem.
- You can hear the road. Traffic and neighborhood noise coming through clearly points to thin glass and worn seals.
Not every one of these means replacement. A broken balance, a failed sash lock, or worn weatherstripping is a repair, and on a window that’s otherwise sound, a repair is the cheaper, smarter call. Read Window Energy Ratings
The glass in your windows does more work than the frame. It keeps summer heat out, holds winter warmth in, and has a bigger effect on your energy bill than most homeowners realize.
How Much Energy Do Windows Actually Lose?
More than you’d think. Heat gain and heat loss through windows account for roughly 25 to 30% of residential heating and cooling energy use, according to the U.S. Department of Energy. In the Carolinas, where the AC runs most of the year, that adds up fast.
The good news is that every window carries an NFRC label with standardized ratings. You can put any two windows side by side and compare them directly, no matter who makes them.
What Do Window Ratings Mean?
Three numbers on the NFRC label tell you almost everything about how a window performs.
What Is U-Factor on a Window?
U-factor measures how much heat escapes through a window. Lower is better. Most replacement windows fall between 0.20 and 0.35, and the difference is real. A window rated 0.25 holds your heated and cooled air noticeably better than one rated 0.35. If certain rooms in your house run cold every winter, this is the number to watch.
What Is the Solar Heat Gain Coefficient (SHGC)?
SHGC measures how much of the sun’s heat passes through the glass, on a scale of 0 to 1. Around here, lower is better. We generally look for 0.25 or below, since keeping summer heat out matters more in the Southeast than letting winter sun in. Got a west-facing room that turns into an oven by late afternoon? SHGC is the rating that fixes it.
What Is VT (Visible Transmittance)?
VT measures how much natural daylight comes through, also on a 0-to-1 scale. Higher means brighter rooms. Most double-pane windows land between 0.40 and 0.60. One thing worth knowing: coatings that block heat can also dim the light a bit, so look at VT and SHGC together instead of chasing either number on its own.
How Long Does Window Replacement Take?
Most of the houses Hatch Homes works on have somewhere around 10–12 windows, and that’s a 4–5 day job for us. On a normal day the crew gets 3–5 windows fully done. Old one out, opening prepped, new one in, trim finished. Got 20 or more windows? You’re looking at 1–2 weeks. Larger homes in the 30–40 range take us 1.5 to 3 weeks.
The part nobody tells you about is the wait before install day. Windows aren’t sitting in a warehouse somewhere in your exact size. They get built after you order them, and that takes 4–8 weeks. Add it up and you’re looking at roughly 1.5 to 3 months total, even though we’re only at your house for a few days to a few weeks of it.
A few things can affect the schedule. Specialty shapes like arches and half-rounds, along with custom colors, take the factory a little longer to build. Rain stops exterior work cold, and around here summer storms roll in most afternoons. And every so often we pull a window and find the wood behind it has rotted. Hatch Homes won’t set a brand new window into damaged framing, so we repair it first and the job runs a little longer. A few extra hours now beats replacing rotted wood again in five years.
What Warranty Does Hatch Homes Offer on Windows?
Every window Hatch Homes installs is backed by our Lifetime Workmanship Warranty, standard on every project across North Carolina and South Carolina. Not an add-on. Not something you pay extra for. If anything about our installation fails, we repair or replace it at no cost for the usable life of the product, and that includes hidden workmanship issues that don’t show themselves until years down the road. What happens if you find rot behind my old window?
If we find rot or framing damage, we show you the damage, price the repair, and get your written approval before continuing, no surprise charges. Framing repair is the one common change order in window replacement, because frame condition can’t be fully seen until the old window comes out. This is also why full-frame installation quotes should specify how rot repair is handled.
Does the warranty transfer if I sell my home?
